The OwnerRez integration imports your properties and sends property expenses to OwnerRez as owner expenses, with the receipt attached.

Connect OwnerRez

1. Go to Settings > Integrations > Property Management and click Get Started.
2. Choose OwnerRez and click Connect.
3. Sign in to OwnerRez and approve access. You'll return to Accountable.
4. Go to Properties and click Import Properties.

An OwnerRez review queue appears under Accounting.

Coding an OwnerRez expense

Each expense needs an Expense Category and a vendor name. Field staff can choose the category from the receipt link if you add the OwnerRez Category field to your link. If a custom category you use is missing, contact us.

Auto sync

When a property expense has an OwnerRez category and vendor and is marked ready, it can sync as soon as it's saved. You'll see "Auto-sync is enabled: this transaction will be synced on save." You can also set a default OwnerRez category for card expenses with an accounting rule.

Markup on work orders

Default Markup Percentage in your OwnerRez settings applies to work order lines synced to OwnerRez as owner expenses when the line has no markup of its own. A property's default markup takes precedence. Set it to 0 to disable.

Owner payouts

OwnerRez accounts can click Upload OwnerRez Payouts on the Payments page to turn a payout run into bills for owners. See Owner payments and recipients.

Common issues

• The connection stopped working: access may have been revoked in OwnerRez. Connect again from your PMS settings.
• Auto sync didn't run: the expense needs both a category and a vendor.
• A receipt didn't come through: check the file is a PDF, PNG, or JPEG.

Tip: Receipts travel with each expense, so owners can see the backup for every charge in their OwnerRez portal.
