Splitting a transaction

Divide one purchase across properties, categories, or business and property portions.

Splitting codes each part of one purchase separately, while the parts share the same receipt and notes. Use it for bulk purchases that cover several properties, or a purchase that's part business and part property.

Split a transaction

  1. Go to Transactions and open the transaction.
  2. Set the Allocation Type to Mixed.
  3. In the split section, enter the first line: amount, allocation, and property if it applies.
  4. Click Add Another Split for each additional line.
  5. Make sure the split amounts add up to the transaction Total.
  6. Click Save.

The transaction now shows as Split instead of Mixed, Pending Split.

What each split can carry

Each split line can be coded on its own. Depending on your integrations, a line can have:

  • A property, or business allocation
  • Accounting fields such as Class, Department, and Location
  • PMS fields such as a Track liability account or a Buildium GL account
  • A markup type and amount
  • Custom Fields

For Track or Streamline accounts, turn on Enable line item work orders to link each split to a different work order. For Breezeway, turn on Enable line item tasks to link each split to a different task.

How splits sync

  • To your PMS: each property line becomes its own owner charge on the right property.
  • To your accounting system: the transaction posts with one line per split. When a transaction is split, the category and class are set on each line rather than on the transaction as a whole.

Remove a split

To undo splitting, delete the split lines with Delete Split. When you confirm, "This transaction will return to being a single transaction."

Tip: Ask field staff who make bulk runs to describe the breakdown in Notes on the receipt link. It makes splitting faster for your bookkeeper.
